{"id":16075,"date":"2024-04-29T09:21:00","date_gmt":"2024-04-29T08:21:00","guid":{"rendered":"http:\/\/re-photo.co.uk\/?p=16075"},"modified":"2024-04-28T15:45:26","modified_gmt":"2024-04-28T14:45:26","slug":"walking-the-rip-off-heygate-aylesbury-2012","status":"publish","type":"post","link":"http:\/\/re-photo.co.uk\/?p=16075","title":{"rendered":"Walking the Rip-Off &#8211; Heygate &#038; Aylesbury &#8211; 2012"},"content":{"rendered":"\n<p><strong>Walking the Rip-Off &#8211; Heygate &amp; Aylesbury<\/strong> &#8211; On Sunday 29th April 2012 I joined around 35 others for &#8216;Walking the Rip-Off&#8217; organised by <a href=\"https:\/\/southwarknotes.wordpress.com\/heygate-estate\/\" target=\"_blank\" rel=\"noopener\" title=\"\">Southwark Notes<\/a> Archive Group and Aylesbury Tenants First (and here) which started in the &#8220;<em>community gardening projects of Heygate<\/em>&#8221; and went on &#8220;<em>to the Aylesbury for a look and learn around the massive site<\/em>.&#8221;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0077.jpg\" alt=\"Walking the Rip-Off - Heygate &amp; Aylesbury\"\/><\/figure>\n\n\n\n<p>It was an interesting and illuminating experience. There were around 35 people altogether despite the rain and a terrible weather forecast, and fortunately it slackened off and the sun actually came out.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0020.jpg\" alt=\"Walking the Rip-Off - Heygate &amp; Aylesbury\"\/><\/figure>\n\n\n\n<p>The Heygate Estate has now completely gone, demolished in 2014. There has been a loss of over a thousand council tenancies in the area, and only around 25 of those tenants displaced from the Heygate are thought to have been rehoused in the area . The well-designed and largely solidly built estate which probably had at least another 50 years of life with proper maintenance and necessary refurbishment has been replaced by lower quality buildings with many flats owned by overseas investors which are unlikely to last as long.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0029.jpg\" alt=\"Walking the Rip-Off - Heygate &amp; Aylesbury\"\/><\/figure>\n\n\n\n<p>As Southwark Notes reported in 2015, developers Lend Lease were marketing its replacement, Elephant Park &#8220;<em>overseas for wealthy off-plan buyers looking for second homes, investments, buy-to-lets, homes for their student sons and daughters etc.<\/em>&#8220;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0063.jpg\" alt=\"Walking the Rip-Off - Heygate &amp; Aylesbury\"\/><\/figure>\n\n\n\n<p>The individual properties in the new estate are smaller &#8211; some best described as poky &#8211; and rented properties are several times more expensive. In 2021 the <a href=\"https:\/\/www.35percent.org\/posts\/southwarks-new-developments-that-fail-to-deliver-social-rent\/\" target=\"_blank\" rel=\"noopener\" title=\"\">social rent on a new housing development<\/a> in nearby Bermondsey was advertised at \u00a3295.50, which was \u00a3130 above the government&#8217;s social rent cap of \u00a3164.87 for a two-bed property. Many of those who lived on the Heygate have been forced to move to outer areas of London or further afield to find housing they can afford. It has been social cleansing on a large scale.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0093.jpg\" alt=\"Walking the Rip-Off - Heygate &amp; Aylesbury\"\/><figcaption class=\"wp-element-caption\"><em>Housing left empty for several years had by 2012 suffered considerable vandalism<\/em><\/figcaption><\/figure>\n\n\n\n<p>Particularly badly affected were leaseholders who were forced to move and given payments that were derisory and a fraction of that needed to buy comparable properties in the area. You can find more details online on <a href=\"https:\/\/southwarknotes.wordpress.com\/heygate-estate\/heygate-dispacement-maps\/\" target=\"_blank\" rel=\"noopener\" title=\"\">Southwark Notes<\/a>.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0145.jpg\" alt=\"\"\/><\/figure>\n\n\n\n<p>There is find more information on the regeneration of the Elephant &amp; Castle area on the <a href=\"https:\/\/www.35percent.org\/heygate\/\" target=\"_blank\" rel=\"noopener\" title=\"\">35% Campaign web site<\/a>. This also has up to date information on other aspects of Southwark Council&#8217;s failures including the redevelopment of the Aylesbury estate, the disastrous redevelopment of the Elephant &amp; Castle shopping centre and other scandals in the area.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0195.jpg\" alt=\"\"\/><\/figure>\n\n\n\n<p>The site took its name from Southwark Council&#8217;s minimum policy requirement of 35% affordable housing, 70% of which social rent which it has failed to meet on Heygate and numerous subsequent developments.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0214.jpg\" alt=\"\"\/><\/figure>\n\n\n\n<p>On the tour in 2012 we were able to visit several properties on the Heygate and Aylesbury estates, and I was very impressed by the quality of the accommodation and the obvious love and care the residents had taken in making them really personal homes. I was allowed to photograph inside some of them but did not put any of the pictures on line in 2012, and can no longer find them.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"http:\/\/mylondondiary.co.uk\/2012\/04\/29\/20120429-d0285ved120-900s.jpg\" alt=\"\"\/><figcaption class=\"wp-element-caption\"><em>From the 10th floor of Chiltern, Aylesbury Estate<\/em><\/figcaption><\/figure>\n\n\n\n<p>I returned to one of those flats a year ago for the <a href=\"http:\/\/re-photo.co.uk\/?p=14698\" target=\"_blank\" rel=\"noopener\" title=\"\">Fight4Aylesbury exhibition<\/a> which was held there. Later in the year Aysen Dennis in whose flat this was held agreed to be relocated to a new nearby council block, but she continues her fight to save what remains of the estate. This January she acheived a significant victory when the <a href=\"https:\/\/www.35percent.org\/posts\/ayllesbury-planning-decision-quashed\/\" target=\"_blank\" rel=\"noopener\" title=\"\">High Court overturned the planning decision<\/a> for Phase 2B of the Aylesbury Estate demolition.
